Acquisition Survey for Commercial Property Investors

Successful property acquisition requires more than an understanding of building condition. Repair liabilities, compliance obligations, capital expenditure requirements and future opportunities must also be considered before committing to a purchase.

Strut Building Surveyors is an independent building consultancy providing Acquisition Surveys for investors, developers, business owners and professional advisors. Our reports deliver clear, commercially focused advice on building condition, risk, maintenance liabilities, compliance matters and asset improvement opportunities.

The objective is simple: to provide the information required to make informed acquisition decisions, negotiate effectively and understand the true obligations associated with property ownership.

Acquisition Survey

What is an Acquisition Survey?

An Acquisition Survey is a detailed pre-purchase assessment undertaken before exchange of contracts or completion. It is designed to provide investors, developers and business owners with a clear understanding of a property’s condition, risks, liabilities and future expenditure requirements.

An Acquisition Survey helps purchasers to:

  • Understand the true physical condition of the asset
  • Identify significant defects and maintenance liabilities
  • Assess immediate and future repair obligations
  • Evaluate refurbishment, adaptation and improvement opportunities
  • Understand compliance-related risks and statutory obligations
  • Support informed acquisition and negotiation decisions

Comprehensive Building Assessment

Our surveys include inspection of all reasonably accessible areas, including:

  • Structural elements and building envelope
  • Roof coverings, rainwater systems and drainage
  • External walls, windows and doors
  • Internal walls, floors and ceilings
  • Building services on a visual, non-invasive basis
  • General fire safety and means of escape provisions
  • External areas, boundaries and site infrastructure where applicable

Reports include detailed commentary, photographic records, risk-based observations and practical recommendations.

Repair Liability & Capital Expenditure Planning

Understanding future expenditure is a key part of any acquisition decision.

Our reports identify:

  • Urgent defects requiring immediate attention
  • Short to medium-term maintenance liabilities
  • Significant repair and replacement obligations
  • Potential refurbishment requirements
  • Budget-level capital expenditure considerations where appropriate

This allows purchasers to understand the likely financial implications of ownership before committing to a transaction.

Asset Improvement Opportunities

Where relevant, we identify opportunities to improve performance and value through:

  • Refurbishment and modernisation
  • Reconfiguration of internal layouts
  • Optimisation of building use
  • Building fabric improvements
  • Sustainability and energy performance enhancements

Commercially Focused Advice

Unlike a standard condition survey, an Acquisition Survey is prepared with the purchaser’s objectives in mind.

Our role is to identify risks, liabilities and opportunities that may influence acquisition strategy, purchase negotiations, future investment decisions and long-term asset management.

Our Acquisition Survey findings:

  • Structurally sound with minor cracking to rear elevation
  • Roof requires full replacement within 5 years
  • Timber sash windows in fair condition; recommend phased refurbishment / replacement
  • Internal services dated — full M&E upgrade required for residential conversion
  • Fire escape routes adequate but certification / upgrading may be required

Based on our Acquisition Survey, we were instructed to arrange:

  • Roof replacement: £85,000
  • Window refurbishment: £45,000
  • M&E upgrades: £60,000
  • Internal reconfiguration (4 x 1-bed flats): £120,000
  • Total CAPEX: Approx. £310,000

As part of our Acquisition Survey we advised:

  • Ground Floor: Retain existing retail tenant on renewed 10-year lease with upward-only rent review
  • Upper Floors: Convert to four 1-bedroom apartments (target rental: £750 pcm each)

Consider market conditions and requirements for affordable housing; tailor refurbishment to local demand.

To mitigate complexity and allow control, consider inclusion of utilities and other costs within the rental figure and manage remote monitoring as part of the M&E upgrade.

Included within our Acquisition Survey were indicative financial returns (assumption-led):

  • Current rental income (retail): £18,000 pa
  • Potential residential income: £36,000 pa
  • Total income post-refurb: £54,000 pa
  • Forecast yield (based on £650,000 investment): 8.3%
  • 10-year ROI (post-cost recovery): Approx. 11.2% average annual return

As part of our Acquisition Survey we were able to move quickly to formalise permissions.

  • Successful pre-app submission to LPA confirmed residential use acceptable
  • No listed status simplifies compliance
  • Conservation area constraints managed via sensitive design and traditional materials

Materials should be considered on a like-for-like basis which may add costs. A sympathetic external refurbishment is essential, particularly in relation to the roof and windows.

Suitable, qualified, and experienced contractors must be chosen to carry out the proposed refurbishment. A roofing contractor with traditional slating and leadwork experience may be required depending on the building type and constraints.

Strategic Asset Opportunities

A property acquisition is not simply about identifying defects. It is also an opportunity to understand how an asset may be improved, adapted or repositioned to enhance long-term performance and value.

As part of an Acquisition Survey, we may identify opportunities relating to:

Refurbishment & Modernisation

  • Building fabric improvements
  • Energy efficiency upgrades
  • Rationalisation of maintenance liabilities
  • Improvements to occupier comfort and building performance

Space Optimisation

  • Reconfiguration of existing layouts
  • Improved utilisation of underused accommodation
  • Adaptation to suit changing operational requirements
  • Opportunities to increase the efficiency of internal space

Alternative & Mixed-Use Potential

Where relevant, we may identify opportunities for:

  • Mixed-use occupation
  • Residential conversion potential
  • Commercial reconfiguration
  • Enhanced use of ancillary buildings and external areas

Whilst detailed planning, valuation and development appraisals fall outside the scope of an Acquisition Survey, our reports can help identify opportunities and constraints that may warrant further investigation by the appropriate specialist consultants.

Building: Three-storey Victorian commercial premises
Floor Area: Approximately 855m² (9,200 sq ft)
Current Use: Ground floor retail accommodation with vacant upper floors
Designation: Conservation Area

  • When should I commission an Acquisition Survey? Ideally before exchange, so repair liabilities and compliance risks can inform negotiation.
  • Is an Acquisition Survey the same as a building survey? An Acquisition Survey is typically commercially framed, focusing on capex exposure, risk, compliance and investment performance.
  • Do you include costs? Yes — we can include budget-level cost guidance, with measured schedules by separate instruction where required.
  • Can the Acquisition Survey be tailored? Yes — scope can include PPM, dilapidations strategy, development options, or lender-style reporting.

Importantly, an Acquisition Survey can be tailored to meet your precise requirements. Ultimately, our role is to provide a clear, evidence-led view of how an investment is likely to perform over time. As with all investments, performance remains linked to prevailing market conditions.
