Building Pathology at the Centre of Our Approach

Building pathology is the systematic investigation of building defects and deterioration. It considers the relationship between construction methods, materials, workmanship, moisture, environmental exposure, building use and previous intervention.

At Strut Building Surveyors, this diagnostic approach sits at the centre of many instructions. Rather than simply recording the visible symptom, we consider the wider building and seek to establish the most credible mechanism of failure.

For example, an internal damp patch may originate from a roof defect, chimney saturation, failed pointing, defective rainwater goods, condensation, a plumbing leak or a moisture pathway some distance from where staining finally becomes visible.

Similarly, a leaking roof may not require wholesale replacement. A small number of failed junctions may be responsible. Equally, repeated local repairs can become poor value where the wider covering has reached the end of its serviceable life.

Our role is to distinguish between these circumstances and provide clients with a reasoned basis for deciding what to do next.

This methodology is particularly relevant to roof condition surveys, specific defect investigations and building-envelope surveys.

The technology supports the reporting process, but professional judgement remains central. The purpose is not simply to produce more information; it is to make technical findings easier for clients and other professionals to understand and act upon.

Why Clients Instruct Strut

Clients typically instruct Strut where the problem requires more than a generic condition report.

They may be dealing with a recurring roof leak, persistent dampness, unexplained condensation, cracking, defective workmanship, a failed refurbishment, a difficult acquisition or a historic building where standard repair advice may be inappropriate.

Our reporting process is designed to move from observation through analysis to recommendation. Findings are supported by photographs and clear commentary so the reader can understand what has been observed, what it may indicate and why the issue matters.

Where causation can reasonably be established, we explain the likely mechanism of failure. Where uncertainty remains, we identify what further inspection, testing or specialist input may be required rather than offering unjustified certainty.

This is particularly important for roof failures, moisture ingress, defective workmanship and historic construction, where the visible symptom often represents only part of the wider problem.

From Diagnosis to Action

A Strut report is intended to support decision-making beyond the date of inspection. Depending upon the instruction, findings may be used by property owners, contractors, solicitors, insurers, managing agents or other professional advisers.
