As Building Surveyors, we are frequently instructed as a construction surveyor to oversee refurbishment and alteration works — protecting clients on scope, cost, quality and compliance.

Residential Projects Managed by a Construction Surveyor

Typically, our role includes (subject to instruction):

1. Initial site assessment (construction surveyor)

  • Undertake a detailed survey of the existing building.
  • Identify defects, constraints, and potential hazards.
  • Assess the condition of materials, foundations, and load-bearing elements.

2. Measurement & mapping

  • Accurate measurement and site information capture (where required).
  • Production / review of plans, elevations and key details for decision-making.

3. Compliance & statutory considerations

  • Support the project route-map for approvals (planning / building control, where relevant).
  • Review key considerations for fire safety, accessibility and energy performance.
  • Coordinate with appropriate specialists and the wider design team.

4. Cost estimation & budgeting

  • Prepare realistic budget frameworks and scope allowances.
  • Identify cost pressures and propose value-led alternatives.
  • Work with quantity surveyors where appropriate for larger schemes.

5. Structural integrity assessment

  • Evaluate whether existing structure can support the proposals.
  • Advise on reinforcement or replacement of components where needed.
  • Coordinate with structural engineers to develop safe solutions.

6. Project management & coordination

  • Coordinate consultants, contractors and stakeholders.
  • Monitor progress, workmanship and specification compliance.
  • Manage variations and resolve issues during the build.

7. Risk assessment & mitigation

  • Identify risk areas (asbestos, damp, movement, unsafe elements, hidden defects).
  • Propose mitigation strategies that protect programme and budget.
  • Ensure proportionate health & safety management is in place for the project.

Where the project falls under CDM duties, we follow UK best practice and can advise on appointments and compliance routes in line with HSE guidance on CDM 2015.

8. Post-refurbishment inspection & handover

  • Final inspections to verify the works meet the agreed scope and quality.
  • Confirm documentation / certificates provided by contractors (as applicable).
  • Provide a clear handover summary and maintenance-forward advice.
