Building pathology is the systematic investigation of how and why buildings deteriorate, fail or stop performing as intended.

What Is Building Pathology?

Building pathology is the study and investigation of building failure, deterioration and poor performance. It examines how construction methods, materials, workmanship, environmental exposure, moisture movement, maintenance, alteration and building use interact over time.

A building pathology survey goes beyond a simple condition assessment. It considers why a defect has developed, whether the mechanism remains active, what consequences may follow and what intervention is most appropriate.

This approach is particularly valuable where previous repairs have failed, where the cause of a defect remains unclear, where different parties have offered conflicting opinions or where substantial expenditure is being considered.

From Symptoms to Causes

Many building defects present as simple symptoms. Water staining, damp plaster, mould growth, cracking, displaced roof coverings or failed flashings may be easy to observe.

The underlying cause can be much less obvious. A damp wall might result from rain penetration, defective rainwater disposal, condensation, a plumbing leak, masonry saturation, bridging, chimney defects, trapped moisture or the use of inappropriate impermeable materials.

Similarly, internal staining below a roof does not necessarily identify the point at which water is entering. Moisture can travel along underlays, timbers, masonry and other interfaces before becoming visible internally.

The role of a building pathology surveyor is therefore not merely to record the defect, but to distinguish between credible causes and determine which explanation is best supported by the evidence.

Where the available evidence does not justify a firm conclusion, the correct recommendation may be further opening-up, monitoring, testing or specialist investigation rather than an unsupported diagnosis.

We inspect the relevant building fabric, document visible symptoms, gather photographs and consider the wider context of the property, its construction and previous repair history.

We consider credible mechanisms of failure, including moisture movement, poor detailing, material deterioration, workmanship, exposure, ventilation, alteration and building use.

Common Building Defects We Investigate

Building Pathology and Roofing Failure

Roof defects are a frequent source of complex building pathology instructions because the visible manifestation of a leak is often remote from the point at which water enters.

Water may track beneath coverings, along underlays, through masonry or across structural elements before becoming visible internally. Effective diagnosis therefore requires the roof covering, flashings, chimneys, drainage, ventilation, insulation and adjoining construction to be considered together.

This is where practical roofing knowledge becomes especially valuable. A defect should be interpreted in the context of how the roof was designed, detailed, constructed, repaired and altered over time.

Building Pathology and Heritage Buildings

Historic buildings can be particularly vulnerable to incorrect diagnosis because traditional construction behaves differently from many modern buildings.

Solid walls, lime mortars, traditional roof structures and naturally ventilated fabric manage moisture differently from modern cavity-wall and more heavily sealed construction.

Problems can arise when modern impermeable materials are introduced without understanding how the original building manages moisture. Hard cement pointing, dense renders, inappropriate coatings and poorly considered insulation can alter drying behaviour and contribute to deterioration.

Building pathology in historic property therefore requires an understanding of material compatibility, moisture movement, previous alteration and the significance of retaining original fabric where practicable.
