What Is a Building Envelope Failure?

The building envelope is the physical barrier between the internal environment and external weather exposure. It includes roofs, walls, windows, doors, chimneys, cladding, render, flashings, rainwater systems and all junctions where these elements meet.

Envelope failure occurs when one or more of these elements no longer protects the building properly. This may allow water ingress, moisture accumulation, air leakage, heat loss, staining, material deterioration or internal damage.

A building envelope failure investigation considers how the external fabric performs as a complete system rather than treating each defect in isolation.
