What Is a Building Envelope Failure?
The building envelope is the physical barrier between the internal environment and external weather exposure. It includes roofs, walls, windows, doors, chimneys, cladding, render, flashings, rainwater systems and all junctions where these elements meet.
Envelope failure occurs when one or more of these elements no longer protects the building properly. This may allow water ingress, moisture accumulation, air leakage, heat loss, staining, material deterioration or internal damage.
A building envelope failure investigation considers how the external fabric performs as a complete system rather than treating each defect in isolation.
This approach is particularly important where symptoms are visible internally but the source is unclear, or where previous repair works have not resolved the issue.
Why Building Envelope Failure Is Often Misdiagnosed
External defects are often complex because water and moisture do not always travel in straight lines. A visible damp patch may originate from a roof defect, wall defect, failed flashing, defective gutter, cracked render, chimney failure or poorly detailed junction.
Repair work can fail where the investigation focuses only on the symptom rather than the wider envelope performance.
