Strut Building Surveyors is an independent building surveying practice based in York, North Yorkshire.
Our location places us within easy reach of a broad and varied geographical area, allowing us to undertake inspections throughout York, Harrogate, Leeds, Ripon, Scarborough, Whitby, Malton, Selby, Wetherby, Northallerton and the surrounding towns, villages and rural areas.
The buildings we inspect are equally varied. Our work includes traditional houses, listed buildings, country property, commercial premises, schools, historic structures, modern construction and buildings affected by specific defects.
For us, being a local building surveyor is not simply a matter of geographical proximity. Local knowledge helps us understand regional materials, construction traditions, exposure conditions, planning constraints and recurring patterns of building failure.
Get in TouchYorkshire contains an exceptionally varied building stock. Historic city centres, Georgian and Victorian suburbs, rural stone buildings, former industrial structures, coastal property and modern developments all present different surveying challenges.
Our location pages provide more detailed information on the buildings, construction types and surveying considerations encountered across the principal areas in which we work.
Historic city property, listed buildings, commercial premises and residential surveys.
Period houses, substantial residential property, listed buildings and commercial surveys.
Historic buildings, rural property and traditional construction across Ripon and the surrounding area.
A building survey should do more than record visible defects. The surveyor should understand how the building was constructed, how it has been altered, how its materials behave and why a particular defect may have developed.
Across Yorkshire we regularly inspect buildings constructed from local stone, handmade and machine-made brick, lime mortar, timber framing, solid masonry, traditional slate and clay tile roofs, leadwork and early cavity-wall construction.
We also inspect more recent buildings where the concerns can be very different: insulation continuity, ventilation, cavity detailing, roofing interfaces, waterproofing, workmanship and compliance with modern construction standards.
Traditional buildings frequently rely upon permeable materials and natural moisture movement. Solid masonry walls, lime mortars, suspended timber floors and ventilated roof spaces need to be understood as part of a complete building system.
Later alterations using impermeable renders, hard cement mortars, inappropriate insulation or poorly considered waterproofing can change the way the original structure performs and may contribute to moisture-related defects.
Buildings along the Yorkshire coast can be exposed to significant wind-driven rain, salt-laden air and severe weather conditions.
Surveying buildings in Scarborough, Whitby, Filey and other coastal locations therefore requires particular consideration of roof coverings, leadwork, masonry, pointing, rainwater disposal, external joinery and other vulnerable elements of the building envelope.
Rural buildings commonly incorporate several phases of development and a mixture of traditional and modern construction.
Our inspections can include farmhouses, cottages, barns, converted agricultural buildings, ancillary structures and larger estate properties. Depending upon the instruction, consideration may also be given to private drainage, water supplies, access, retaining walls and associated external structures.
Modern construction presents a different range of potential defects. These may include cavity-wall detailing, thermal bridging, ventilation problems, poorly executed roof junctions, defective waterproofing and general workmanship concerns.
Where defects occur, we seek to distinguish between isolated workmanship issues and failures arising from the wider design or construction of the building.
Our surveyors work across a broad range of building types and client requirements.
The type and scope of survey should always reflect the building itself, the client’s intended use and the decisions that need to be made following inspection.
View Our Surveying ServicesThe inspection begins with the building itself: its construction, materials, condition, alterations and relationship with its surroundings.
Visible symptoms are considered alongside likely moisture paths, structural behaviour, exposure, maintenance history and previous interventions.
Our reporting seeks to provide practical recommendations that help clients understand priority, risk, likely further investigation and appropriate repair.
Our work covers buildings throughout their lifecycle, from acquisition and initial investigation through to repair, specification and management of construction work.
Detailed inspection of buildings for prospective purchasers, owners, investors and other property stakeholders.
Surveying ServicesConservation-minded inspection and advice for listed buildings, traditional construction and architecturally significant property.
Listed Building SurveysFocused technical investigation where a particular problem such as water ingress, cracking, damp or roofing failure requires diagnosis.
