The correct diagnosis begins with understanding how the building was constructed. Two defects may appear similar but have entirely different causes depending upon the materials, detailing, alterations, exposure and maintenance history.

Our approach is based upon building pathology: considering the building as a complete system, identifying the likely mechanism of failure and then defining proportionate investigation, repair or further action.

Moisture within a building may result from penetrating rain, defective drainage, leaking services, high external ground levels, condensation, inappropriate finishes or a combination of factors.

Rather than relying upon isolated moisture readings, we consider the source, pathway and behaviour of moisture together with the construction, ventilation and condition of the wider building.

Roof defects are a frequent cause of damage to both historic and modern buildings. Common concerns include slipped or fractured coverings, defective flashings, failed valleys, parapet details, chimney junctions, rainwater goods and poorly detailed flat roofing systems.

Where appropriate, roof inspections may be supported by drone imagery, photographic recording and other suitable access or investigation methods.

Cracking does not automatically indicate serious structural failure. We consider crack pattern, location, construction, foundation type, drainage, historic alteration and evidence of progressive movement before advising whether monitoring, opening-up or specialist structural input is appropriate.

Condensation can be mistaken for penetrating damp or other forms of moisture ingress. We consider occupancy, ventilation, insulation, thermal bridging, surface temperatures and the wider building envelope when investigating recurring moisture or mould.

Where recently completed work appears defective, we can investigate the construction, workmanship and resulting failure to help establish what has occurred and what remedial work may be required.

Instructions may involve roofing, waterproofing, masonry, external envelope works, extensions, alterations or previous repair schemes that have failed to perform as intended.

Hard cement pointing, impermeable renders, modern waterproof coatings and poorly considered insulation can alter moisture movement within traditional buildings and sometimes contribute to deterioration.

Our recommendations seek to reflect the age, materials and construction of the property rather than automatically applying modern repair solutions to historic fabric.
