Building Surveyors: Roles & Responsibilities According to RICS
The Royal Institution of Chartered Surveyors (RICS) sets the global standard for chartered surveying professionals. As RICS-registered surveyors, we uphold their professional, ethical, and technical standards in all aspects of our work.
1. Building Surveys and Condition Reports
- Inspect and assess the physical condition of properties, identifying defects, deterioration, and structural concerns.
- Provide clear, comprehensive reports to help clients understand current issues and potential future maintenance requirements.
- Tailor survey types to the client’s needs—ranging from Level 1 Condition Reports to full Level 3 Building Surveys.
2. Design and Specification of Works
- Advise on building design, refurbishment, and repair schemes.
- Prepare detailed specifications, schedules of work, and tender documentation.
- Ensure proposed works comply with planning policy and building regulations.
3. Contract Administration
- Act as Contract Administrator for construction or renovation projects.
- Manage procurement, appoint contractors, and supervise the execution of works.
- Ensure that projects are delivered on time, within budget, and to the specified standard.
4. Defect Diagnosis and Remediation
- Investigate the cause of building defects (e.g. damp, cracking, subsidence).
- Recommend appropriate remedial action and oversee corrective works.
- Provide expert advice and documentation for insurance or legal claims.
5. Dilapidations and Leasehold Advice
- Prepare or respond to Schedules of Dilapidations in leasehold arrangements.
- Provide strategic advice to landlords and tenants to resolve disputes and manage liabilities.
- Ensure fair and evidence-based negotiations.
6. Party Wall and Neighbourly Matters
- Advise clients on their rights and responsibilities under the Party Wall etc. Act 1996.
- Serve notices, prepare awards, and manage disputes where building works affect neighbouring properties.
7. Health & Safety and Regulatory Compliance
- Ensure that all construction and maintenance work complies with health and safety legislation.
- Advise on compliance with statutory obligations including CDM Regulations and the Building Safety Act.
