What is a Building Envelope Survey?

The building envelope is the physical barrier between the interior of a building and the external environment. It includes roofs, walls, windows, doors, chimneys, rainwater systems and all junctions where these components meet.

Failure of the building envelope is one of the most common causes of building defects. Water ingress, damp penetration, structural decay and condensation problems often originate from weaknesses in the external fabric or poor detailing between materials.

A building envelope survey investigates how these components perform together. The inspection focuses on the condition of external materials, moisture pathways, structural interfaces and weather-exposed junctions.

Many envelope failures originate at roof level. Defective flashings, failed coverings, poorly detailed abutments or deteriorated chimneys frequently allow moisture to enter the building fabric. A building envelope survey is useful where defects such as water ingress, damp staining, cracking masonry, failed render, roof leaks or chimney deterioration are affecting a building. It is often commissioned before major repairs or where the source of a defect is unclear.
