Understanding Yorkshire Buildings

Buildings should be understood in context.

A building survey should do more than record visible defects. The surveyor should understand how the building was constructed, how it has been altered, how its materials behave and why a particular defect may have developed.

Across Yorkshire we regularly inspect buildings constructed from local stone, handmade and machine-made brick, lime mortar, timber framing, solid masonry, traditional slate and clay tile roofs, leadwork and early cavity-wall construction.

We also inspect more recent buildings where the concerns can be very different: insulation continuity, ventilation, cavity detailing, roofing interfaces, waterproofing, workmanship and compliance with modern construction standards.

Traditional and Historic Buildings

Traditional buildings frequently rely upon permeable materials and natural moisture movement. Solid masonry walls, lime mortars, suspended timber floors and ventilated roof spaces need to be understood as part of a complete building system.

Later alterations using impermeable renders, hard cement mortars, inappropriate insulation or poorly considered waterproofing can change the way the original structure performs and may contribute to moisture-related defects.

Coastal Property

Buildings along the Yorkshire coast can be exposed to significant wind-driven rain, salt-laden air and severe weather conditions.

Surveying buildings in Scarborough, Whitby, Filey and other coastal locations therefore requires particular consideration of roof coverings, leadwork, masonry, pointing, rainwater disposal, external joinery and other vulnerable elements of the building envelope.

Rural and Estate Property

Rural buildings commonly incorporate several phases of development and a mixture of traditional and modern construction.

Our inspections can include farmhouses, cottages, barns, converted agricultural buildings, ancillary structures and larger estate properties. Depending upon the instruction, consideration may also be given to private drainage, water supplies, access, retaining walls and associated external structures.
