What is Typically Included in a Residential Survey:

Detailed Visual Inspection

A thorough, hands-on inspection of all accessible areas of the property including the structure, roof, walls, windows, doors, floors, and services (as visible). We look for defects, signs of movement, dampness, timber decay, and other potential issues.

Structural Assessment

Identifying any major structural concerns such as subsidence, bowing walls, roof spread, or poor construction practices.

Condition Reporting

A clear, easy-to-understand report outlining the condition of each element of the building, highlighting any issues that require attention immediately, in the short term, or ongoing maintenance.

Advice on Repairs and Maintenance

Practical guidance on necessary repairs, estimated timescales, and advice on prioritisation, helping you to budget accordingly.

Identification of Legal Issues

Highlighting any concerns that may need further legal investigation (e.g., boundary disputes, rights of way, planning permissions, or building regulation compliance).

Risk Identification

Assessing potential risks to the building or occupants, such as unsafe structures, high damp readings, or hazardous materials like asbestos.

Valuation (if requested)

While not all surveys automatically include a market valuation, we can provide an independent valuation if required.

Roof Condition 

Using our own in house team, we can assess the condition of roof coverings on residential property surveys, detail and repairs or replacements in the short, medium and long term and present costs and offer roofing contractors to undertake and work.
